Whether you're buying your first home or you've been through the process before, real estate can come with a lot of questions. We've answered some of the questions we hear most often from buyers throughout Baltimore, Central Maryland, and Southern Pennsylvania.

Earlier than you might think. You don't need to be ready to make an offer tomorrow to start a conversation with us.

Ideally, we'd recommend connecting with a real estate agent a few months before you'd like to purchase. This gives us time to discuss your goals, connect you with a lender if needed, understand the market, and make sure you're prepared when the right home becomes available.

Even if you're a year or more away, we're happy to be a resource.

A mortgage pre-approval helps you understand your purchasing power, estimated monthly payment, and potential loan options. It also allows us to move quickly when you find the right property.

In a competitive market, most sellers will expect a pre-approval letter to accompany an offer.

If you don't already have a lender, we're happy to introduce you to experienced mortgage professionals. You're always free to choose the lender you feel is the best fit for you.

It depends on the type of loan, purchase price, and terms of your transaction.

Some loan programs allow qualified buyers to purchase with as little as 0% to 3.5% down, while other buyers choose to make larger down payments. You'll also want to plan for closing costs, inspections, your earnest money deposit, and other potential expenses.

There are also down payment and closing cost assistance programs available to some Maryland homebuyers.

We'll work alongside your lender and title company to help you understand the estimated costs before you begin making offers.

No. This is one of the most common homebuying misconceptions.

Many buyers purchase homes with significantly less than 20% down. Depending on your qualifications and loan program, conventional, FHA, VA, USDA, and other financing options may be available.

Your lender can help you compare loan programs and determine which option makes the most sense for your financial goals.

An earnest money deposit, often called an EMD, is money a buyer deposits after entering into a contract to demonstrate their commitment to purchasing the property.

The deposit is generally held in escrow and, assuming the transaction proceeds to settlement, is typically credited toward your funds due at closing.

The amount of the deposit and the circumstances under which it may be refundable depend on the terms of your contract. We'll explain those terms before you sign an offer.

We'll create a personalized search using the Multiple Listing Service, or MLS, based on your price range, preferred locations, and property criteria.

As new homes become available, you'll receive listings that match your search. We'll also help evaluate properties, research comparable sales, and provide honest feedback as you tour homes.

Through our network of agents and local real estate professionals, we also stay alert for coming-soon and potential off-market opportunities.

Our role isn't simply to send you listings. It's to help you understand the market and recognize the right opportunity when it comes along.

Absolutely. We know you're probably going to use them anyway!

Zillow and other real estate websites can be great tools for exploring homes and communities. We also provide our clients with access to an MLS-powered home search through our website.

If you find a property anywhere online, simply send it to us. We'll research the listing, contact the listing agent when appropriate, and coordinate a private showing.

We understand that good properties can move quickly.

Our team structure allows us to provide flexible showing availability and respond quickly when a property becomes available. Whenever possible, we'll work to schedule a showing around your availability and the seller's showing instructions.

If your primary agent isn't available, another member of The M Group may be able to assist so you don't miss an opportunity.

There is no one-size-fits-all answer.

Before making an offer, we'll review comparable sales, current competition, days on market, listing history, property condition, and any available information from the listing agent.

We'll then discuss different offer strategies and explain the potential benefits and risks of each.

You make the final decision on price and terms. Our job is to give you the information and strategy needed to make that decision confidently.

Price is important, but it's only one part of an offer.

Depending on the seller's priorities, other terms may include:

  • Financing type

  • Seller concessions
  • Settlement date
  • Contingencies
  • Overall certainty of closing

We'll help you understand how each component may affect the strength of your offer and develop a strategy based on the specific property and market conditions.

That depends on the property, market conditions, and your personal risk tolerance.

Waiving an inspection can make an offer more attractive to a seller, but it also carries risk. In some situations, buyers may consider alternative inspection strategies that provide additional information while remaining competitive.

We will never pressure you to waive an inspection or other protection. Instead, we'll explain your options and the potential risks so you can make an informed decision.

A licensed home inspector evaluates the visible and accessible components of the property, including many of the home's major systems and structural components.

After the inspection, you'll typically receive a detailed report outlining the inspector's findings.

Depending on the terms of your contract, we may be able to negotiate repairs, request a seller credit, or discuss other options. We'll review the findings with you and help determine the best next step.

An appraisal is an independent opinion of a property's value performed by a licensed or certified appraiser.

When you're obtaining a mortgage, your lender will generally order an appraisal to help confirm that the property's value supports the loan.

If an appraisal comes in below the contract price, the available options depend on your contract terms and financing. We'll help you understand and navigate the situation if it occurs.

The home search itself can take a few days, several months, or longer depending on your goals and the market.

Once you're under contract, many financed purchases settle within approximately 30 to 45 days, although timelines can vary. Cash transactions or certain financing programs may have different timelines.

We'll help build a strategy around your desired move date and keep you informed throughout the process.

Buyer agent compensation can vary from transaction to transaction and is addressed in your Buyer Agency Agreement.

In some transactions, a seller or listing brokerage may offer compensation toward the buyer agent's fee. In others, the buyer may be responsible for some or all of the agreed compensation.

Before we begin working together, we'll clearly explain our compensation and your obligations so there are no surprises.

Maryland law and real estate regulations require a written brokerage agreement before a real estate agent can provide certain brokerage services and represent you as a buyer.

Your Buyer Agency Agreement explains our responsibilities to you, your responsibilities as a client, the length of the agreement, and how buyer agent compensation is handled.

We'll review the agreement with you and answer your questions before you sign.
