Our Buyer Process
A Smarter, More Informed Way to Buy a Home
Buying a home is exciting, but it can also feel overwhelming. Between financing, home searches, contracts, inspections, appraisals, and settlement, there are a lot of moving pieces.
At The M Group of Long & Foster, our job is to simplify the process, educate you along the way, and help you make confident decisions from your first conversation with us through the closing table, and beyond.
Whether you're a first-time homebuyer, relocating to Maryland, purchasing your next home, or adding to an investment portfolio, our process is built around one thing: your goals.
Step 1: Let's Talk About You
Every successful home search starts with a conversation.
We'll sit down, virtually or in person, to learn more about you, your goals, your timeline, and what you're hoping to accomplish. We'll talk through the type of home you're looking for, the communities you're considering, your must-haves, and the things you're willing to compromise on.
Just as importantly, we'll walk you through the buying process, answer your questions, and make sure you understand what to expect before the search begins.
No pressure. No rushed decisions. Just an honest conversation about your goals and how we can help.
Step 2: Get Financially Prepared
Before we start touring homes, we'll help make sure you have a clear understanding of your purchasing power and financing options.
If you need a lender, we can introduce you to trusted mortgage professionals who can explain available loan programs, down payment options, estimated monthly payments, and closing costs. You're always free to work with the lender of your choice.
For cash buyers and investors, we'll discuss proof of funds and how to position your offer appropriately.
Our goal isn't simply to get you pre-approved. It's to help you understand the numbers so you're comfortable with the financial side of your purchase.
Step 3: Build a Personalized Home Search
Once we understand your goals and budget, we'll create a customized property search using the Multiple Listing Service, or MLS.
You'll receive new listings that match your criteria as they become available. But our role goes beyond simply setting up an automated search.
We'll help you evaluate neighborhoods, review comparable sales, identify potential concerns, and recognize opportunities. Through The M Group's network, we also stay connected with agents, homeowners, and local real estate professionals to identify potential coming-soon and off-market opportunities whenever possible.
We don't just send listings. We help you understand the market you're buying in.
Step 4: Tour Homes & Refine the Search
Now the fun begins.
We'll schedule private showings and tour properties with you while providing honest, practical feedback along the way. Our team has extensive experience with home renovations, investment properties, and property valuation, allowing us to help you look beyond paint colors and staging.
We'll talk through a home's condition, layout, potential improvements, resale considerations, and how it compares to other properties in the market.
And as your search evolves, we'll adjust with you. It's completely normal for priorities to change once you begin seeing homes in person.
Our job isn't to sell you a house.
It's to help you find the right one.
Step 5: Develop a Winning Offer Strategy
When you find a home you love, we'll help you understand exactly what you're competing for and develop an offer strategy tailored to the property and current market conditions.
We'll review comparable sales, listing history, market activity, and any information available from the listing agent. Then we'll walk you through the different components of an offer, including:
- Purchase price
- Financing and down payment
- Earnest money deposit
- Seller concessions
- Inspection terms
- Appraisal considerations
- Settlement timeline
- Contingencies
- Offer deadlines and negotiation strategy
In competitive situations, we'll explain different offer options and the potential risks and benefits of each.
You make the final decision. Our job is to make sure it's an informed one.
Step 6: Negotiate & Get Under Contract
Once your offer is submitted, we'll communicate directly with the listing agent, advocate for your position, and negotiate on your behalf.
Sometimes an offer is accepted immediately. Other times there are counters, competing offers, or additional negotiations.
We'll keep you informed throughout the process and provide honest advice as circumstances change.
Once your offer is accepted and the contract is ratified, congratulations, you're officially under contract.
That's also when our transaction management process kicks into gear.
Step 7: Inspections & Due Diligence
Depending on the terms of your contract, we'll help coordinate your home inspection and any additional evaluations that may be appropriate for the property.
This could include:
- General home inspection
- Radon testing
- Sewer line inspection
- Chimney inspection
- Well and septic testing
- Structural evaluations
- Additional specialist inspections
We'll help you understand the inspection findings, discuss which issues are significant, and develop a strategy for any repair requests or negotiations permitted under your contract.
The goal isn't to find a "perfect" house.
It's to understand the home you're buying.
Step 8: Financing, Appraisal & The Road to Closing
While inspections are taking place, your lender and title company will be working behind the scenes to prepare for settlement.
We'll remain actively involved throughout the process, helping track important dates and coordinating communication between you, your lender, title company, listing agent, and other parties involved in the transaction.
We'll also help you navigate the appraisal process, review any issues that arise, and make sure you're prepared for the final steps before settlement.
You shouldn't have to wonder what's happening next.
We'll help keep the process moving and keep you informed.
Step 9: Final Walkthrough & Settlement
Shortly before closing, we'll complete a final walkthrough of the property to confirm its condition and make sure any agreed-upon repairs or contractual obligations have been completed.
Then it's time for settlement.
We'll help you prepare for closing, answer any last-minute questions, and be there as you sign the final documents and receive the keys to your new home.
Congratulations, you're officially a homeowner.
Step 10: We're Still Here After Closing
Our relationship doesn't end when you get the keys.
