Our Seller Process

Selling Your Home Takes More Than Putting a Sign in the Yard

Every home, and every seller, is different.

At The M Group of Long & Foster, we don't believe in a one-size-fits-all approach to selling real estate. Our process begins with understanding your goals, evaluating your property, and developing a customized strategy designed around your home, your timeline, and the current market.

From preparing your property and developing a pricing strategy to marketing, negotiating offers, and managing the transaction through settlement, our team is with you every step of the way.

Our goal isn't simply to list your home. It's to position it to sell.

Step 1: Let's Talk About Your Goals

Before we talk about price, photography, or marketing, we want to understand you.

Why are you considering selling? Where are you going next? Do you have a specific timeline? Are you buying another home? Is maximizing your sale price the top priority, or do flexibility and certainty matter just as much?

The answers to these questions help shape our entire strategy.

We'll meet at your property, tour the home together, discuss your goals, and answer any initial questions you have about the selling process.

The right strategy starts with understanding what a successful sale looks like for you.

Step 2: Understand Your Home's Value

Determining the right listing price requires more than looking at an online home value estimate.

We'll conduct a detailed market analysis that considers recent comparable sales, active competition, current market conditions, neighborhood trends, property condition, updates, layout, and the unique characteristics of your home.

We'll walk you through the data and explain how buyers and other real estate agents are likely to evaluate your property.

In some situations, we may recommend multiple pricing strategies and explain the potential advantages and risks of each.

We provide the data, context, and professional recommendation. Together, we develop the strategy.

Step 3: Prepare Your Home for Market

The way your home is presented can have a significant impact on how buyers perceive its value.

We'll walk through your property and identify the improvements we believe will provide the greatest return before listing. Sometimes that means painting, decluttering, or making minor repairs. Other times, the best advice may be to leave the home exactly as it is.

When appropriate, our team can help coordinate:

  • Professional staging consultations
  • Contractors and repair professionals
  • Painters
  • Cleaning services
  • Landscaping
  • Junk removal
  • Estate sale resources
  • Other trusted local professionals

Our job is to help you determine what's worth doing, and just as importantly, what's not.

Step 4: Build a Customized Listing Strategy

Before your home goes live, we'll develop a specific launch strategy based on the property and current market.

We'll discuss:

  • Listing price
  • Coming Soon strategy
  • Launch date
  • Showing schedule
  • Open houses
  • Broker and agent outreach
  • Offer review strategy
  • Potential price adjustment plans
  • Your preferred timeline and availability

We believe these conversations should happen before the listing hits the market, not after we're reacting to problems.

Every seller will understand our strategy, our recommendations, and what we're watching once the home is listed.

Step 5: Present Your Home at Its Best

First impressions matter, especially online.

Depending on the property and listing strategy, our professional marketing may include:

  • Professional high-resolution photography
  • Video marketing
  • Drone photography and video
  • 3D virtual tours
  • Interactive floor plans
  • Professional floor plans
  • Virtual staging
  • Custom property marketing materials
  • Zillow Showcase

As approved Zillow Showcase agents, The M Group can provide qualifying listings with an enhanced digital presentation designed to help properties stand out in online search results.

Before a buyer ever walks through your front door, we want them to understand what makes your home special.

Step 6: Launch & Market Your Property

Once your home is ready, we launch.

Your property will be entered into the Multiple Listing Service, or MLS, and distributed across major real estate websites.

But our marketing doesn't stop at MLS exposure.

Depending on the listing, our strategy may also include:

  • The M Group website
  • Zillow Showcase
  • Social media marketing
  • Professional listing videos
  • Email marketing to our client database
  • Long & Foster office and agent outreach
  • Direct communication with local real estate agents
  • Public open houses
  • Broker's opens
  • Property flyers and print marketing
  • Paid digital advertising when appropriate

Our goal is simple: maximize exposure and create as many opportunities as possible for the right buyer to find your home.

Step 7: Monitor the Market & Communicate With You

Once your home is listed, we pay close attention to what the market is telling us.

We'll monitor:

  • Online activity
  • Showing volume
  • Buyer and agent feedback
  • Competing listings
  • New properties entering the market
  • Comparable homes going under contract
  • Offer activity

Our sellers receive regular communication and market updates so you understand exactly how your listing is performing.

If the market tells us we need to adjust, we'll have an honest conversation about our options.

We don't believe in listing your home and disappearing.

Step 8: Review Offers & Negotiate Strategically

When offers arrive, we'll break down much more than the purchase price.

We'll help you evaluate:

  • Offer price
  • Financing
  • Down payment
  • Earnest money deposit
  • Inspection terms
  • Appraisal terms
  • Seller concessions
  • Settlement date
  • Contingencies
  • Overall strength and certainty of the offer

If you receive multiple offers, we'll organize the terms, compare the strengths and risks of each, and discuss potential negotiation strategies.

The highest offer isn't always the best offer.

Our job is to help you understand the complete picture and negotiate from a position of strength.

Step 9: From Contract to Closing

Accepting an offer is a major milestone, but there's still work to do.

Once your home is under contract, our transaction management process begins.

We'll help coordinate communication and important deadlines involving:

  • Earnest money deposit
  • Inspections
  • Repair negotiations
  • Appraisal
  • Buyer financing
  • Title company
  • Lender
  • Final walkthrough
  • Settlement

Our team actively monitors the transaction and communicates with the parties involved to help identify and address issues before they become larger problems.

You shouldn't have to manage the transaction yourself. That's our job.

Step 10: Settlement & What's Next

As settlement approaches, we'll help make sure you're prepared for the final walkthrough, closing, and transfer of the property.

We'll remain available to answer questions and coordinate any final details leading up to settlement.

And just like with our buyers, our relationship with our sellers doesn't end at the closing table.

Whether you need help purchasing your next home, finding a contractor, evaluating an investment property, or simply have a real estate question years from now, The M Group is always here as a resource.

From preparing your home for market to handing over the keys, we're with you every step of the way.
